THE ASSIGNMENT: SMI wanted to create a high-end condominium building at LVMS adjacent to the track with conference facilities, health club and spa, luxury residences and structured parking.

THE SOLUTION: aiDG designed a 14-story high-rise clad in blue reflective glass, white metal panel and gray granite located on Turn One, just 13 miles from the Las Vegas Strip. Stainless steel clad North and South covered drop off entries provide access to elevator lobbies featuring elegant stone flooring, wood paneled walls and coffered ceilings and to the parking, amenity and residence levels above.

The building’s first three levels are devoted to parking and climate-controlled storage. Above, a 16,000 square-foot banquet hall and 19,000 square-foot spa and exercise facility open to a landscaped outdoor plaza with a lap pool and sun bathing areas.

The 45,000 square-foot administrative offices on the floor above offer panoramic views of the track and are accessed via a dedicated center entrance and elevator lobby.

Nine floors are devoted to the 167 condominium units. Floor plans include one, two and three bedroom units ranging from 1,300 to 4,400 square feet, all with views of the Strip or track via stepped private terraces. End units feature wrap-around balconies with 360-degree views of the Strip, track and mountains.
